The following are samples and comments on work we have done recently:

A vacant town home in midtown echoed when you walked through its rooms to view for the first time. With white walls, a polished cherry floor, and many windows, the space seemed hollow and easily forgettable. Plan B suggested painting the room a soft Tuscan yellow and then brought in warm tones in furnishings and accessories to highlight the best features of the space. The result: a trendy, yet traditional bachelor pad in the heart of Atlanta.

Vacant homes with odd angles can be difficult for potential homeowners to see the usefulness of the space. With our large inventory, Plan B was able to soften the angles of the room, block out the hot afternoon sun from the South facing window, and showcase the spaciousness of the home. The result: buyers were greeted with a splash of color in a cozy corner upon entering the home.

The process of flipping older homes has become more common since the dawn of HGTV and a booming real estate market. Unfortunately most of these older homes still lack square footage and good traffic patterns, even with all the appliance upgrades and fresh coats of paint. Our goal is to demonstrate the reality of the space and what it can accommodate. The result: an entertaining nook that seats 5 comfortably in a 1000 square foot home.

Sometimes homeowners are adamant about not painting an inch of their home for resale. In this case, Plan B had to work with the avocado green walls that greeted buyers in this living room. With soft lighting, neutral fabrics, and dark wooden accent pieces, Plan B aimed to create a universal living space. The result: a welcoming first impression that appealed to most buyers and drew the eye away from the old brick fireplace.

Plan B faces many challenges when it comes to staging properties. This home, however, takes first place for permanent visual distractions. The homeowner invested in this custom stained glass window but was not as eager to pay for its removal. Therefore Plan B was brought in to highlight the room and draw the eye elsewhere. The result: a layering of sheers and lined draperies disguise the window so that the buyers focused on the large interior space instead.

Long, thin living rooms can be a hard sell to any potential buyer. After all, where does the couch fit? Where would the TV go? Where could there be storage? These are just a few of the questions that need answered when staging a property with these physical constraints. Plan B strives to give the buyer solutions and options for every nook and cranny of the marketed home. The result: the prospective homeowner only sees the positive attributes of the space instead of criticizing the negative aspects of the home.

This is yet another angle of the first home on this page. In this view, the large window and cement patio create a cold and unwelcoming feel to the space. By balancing the window with tall silk plants instead of draperies (to showcase the view) and adding throw rugs to absorb the echo, Plan B was able to focus the buyer's attention on the locale of the listing. The result: an entertainment space with magnificent views of the city skyline across from Centennial Olympic Park.

Custom draperies were about the only selling point to this room upon first viewing. Plan B selected a cool red hue for the walls and countered it with dark woods and contrasting fabrics. The result: a spacious office with three distinct areas of interest which included shelving for books and knick knacks, a set of chairs in a reading nook, and an executive desk for taking care of business.

Hand painted murals are great accents for kids rooms, however they look out of place in a vacant property that is about to be listed on the MLS. Since the home was only a 2 bedroom listing, Plan B counseled the homeowner to paint the room the classic real estate beige and transform it into an office space. The result: a universal space that caters to work and play as a couch was added to remind buyers that it can also be used as a guest room.

Typically, homeowners are still residing at a property when it gets listed. When this happens, they tend to need an unbiased opinion regarding their home. Plan B has found that people get accustomed to their surroundings over the years and do not always see the reality of the state in which they live. It is our job to kindly open their eyes to the viewpoint of the buyer and create a uniform vision for all involved. The result: a guest room highlighting the natural lighting and features such as the walk in closet and private bath, rather than focusing on clutter and personal items.

A home can have the best granite counter top and latest appliance upgrades and still not sell. Without the right first impression, buyers will walk away from a property that might have otherwise been a perfect fit. Plan B researches the target clientele for a property and stages it to appeal to a specific audience. The result: the typical buyer for the property will feel right at home in our finished product.

When investors flip an older home for resale, there may not always be the most fluid floor plan in the world. Sometimes it becomes the job of Plan B to trick the eye of buyers with specific positioning of artwork and furniture, use of vibrant colors in fabrics, and strategic placement of rugs and lighting. The result: a small space is remembered clearly as intimate or quaint instead of small and unmanageable.

With the size of homes growing each and every year, it is becoming increasingly more common to find listings half furnished. In these instances, it is imperative to bring in furniture and accessories that compliment the existing decor and still highlight the architectural features. The result: a cohesive design that allows the buyer to visualize traffic patterns and focal points of the great room without adding more weight to the moving van.

Vacant rooms leave a lot to the buyers imagination and dining rooms tend to be the easiest for buyers to envision. After all, place a table with 4-6 chairs in the middle of the room and viola, dining room. If it only it were that simple. Plan B examines the space to determine the size and color of the dining set as well as the necessary accessories needed to create an appealing space. As the sun changes position during the course of the day, so does the lighting within the home. This is where Plan B utilizes color tones, textures, and accessories to best compliment the space for whatever time of day it is being viewed. The result: a lighter space that feels cleaner and more uplifting upon entering the front door.

People live their lives in mysterious ways within the walls of their home. This homeowner turned their formal dining room into a make-shift office with the use of card tables and rolling file drawers. Plan B suggested moving the "office" into a corner of the garage so this space could be more appropriately staged for a more finished look. The result: clean lines without the chaos of clutter created a soothing and sophisticated room for buyers to imagine family or friends enjoying a meal.

Small nooks in listings can be extremely difficult for home buyers to envision. This 9x9 room was listed on the floor plan as a library. However lining the walls with custom bookshelves and minimal lighting, would have left the space feeling even smaller and more cave-like. Plan B opted to paint the room a calming chocolate brown and add a pedestal round table for four. The result: a charming side room for private dinners away from the less formal great room.
